Simsbury Revaluation – 2022

2022 is a revaluation year for the Town of Simsbury.  Connecticut General State Statute 12-62 requires the revaluation of all real estate in town every five (5) years.  The last revaluation in Simsbury was for the 10/1/2017 Grand List.  To assist with the revaluation, the town has contracted with eQuality Valuation Services LLC for residential properties and Municipal Valuation Services LLC for commercial properties.  Below are the steps necessary to complete this process.

 

STEP ONE – CURRENTLY IN PROGRESS:

 

The following contracted individuals will be measuring and reviewing residential properties, taking photos of the exterior of homes, and conducting door-to-door building permit inspections and properties listed for sale with discrepancies for what is listed for sale and what data is listed on the assessor property cards.  They have a copy of a letter from the Assessor’s office and their motor vehicles have been registered with the Simsbury Police Department and the Town Manager’s Office.  Inspectors will knock on the front door to see if anyone is home prior to viewing the building exterior.  Also due to COVID19, they will be practicing social distancing and wearing a mask should any contact with property owners be required.

 STEP TWO – CURRENTLY IN PROGRESS:

 

Data mailers are being created and will be sent to all residential property owners containing information on your home such as style of house, room count and special features.  This is an important step in updating and maintaining accurate details regarding your home and we ask that you review the data, make any changes that may need to be addressed, and return the signed form acknowledging your review.   Our goal is to ensure that the data is correct so accurate values can be applied to all properties.  Data mailers will have directions on how to return or submit your form via online or by mail.

 

In October, the inspectors will be focusing on those properties with open building permits.  Partially completed construction will be assessed at its percentage complete as of October 1, 2022.
