Residential Real Estate Assessment Notices

The State of Connecticut mandates that every municipality perform a town wide revaluation every five years.  The previous revaluation was completed as of October 1, 2017 and the Town of Simsbury is now completing the revaluation of all real estate as of October 1, 2022.  The purpose of the revaluation is to bring the assessments more in line with the current market.  Assessments are at 70% of the appraised value. 

Assessment notices for residential properties were mailed out on Friday, January 27, 2023. eQuality Valuation Services, LLC provided valuation services for the residential properties.

Your notice will include your existing assessment based on the last revaluation done in 2017 and your new proposed revalued assessment based on the October 1, 2022 market value. Instructions for scheduling an informal hearing will be included on your notice. 

The assessments will first be used for the real estate taxes coming due July 1, 2023.  Please DO NOT use the current mill rate in an effort to calculate your July 2023 tax bill as this will result in an inaccurate calculation.  The new mill rate will be set later in May 2023, following the annual budget referendum.

Note:  If you own vacant land and received two notices for the same property, please contact the Assessor’s office directly if you would like to have your assessment reviewed.
