ZONING BOARD OF APPEALS
REGULAR MAY 27, 2020 MEETING
MINUTES

Call to order: 7:01

Roll call: Chair K. Martin, A. Rice, J, Michelson, S. Antonio, and M. Freeman were present. Also present was zoning Officer T. Hazel. J. Hogan, S. Thomas, S. Walczak, and R. Kaza were absent.

Applications: Application 20-01- Dan Morgan, 6 Hamilton Lane, Variance to Article 8 Section A to allow 45 feet in lieu of 50 feet front yard setback, and variance of Article 7 Section B. 7. C. b. of 160 feet and 7% in excess of the 600 square foot and 25% of gross square footage requirement for the construction of an attached accessory apartment. The applicant and town zoning officer were heard from and a plot plan showing the position of the addition as well as renderings were reviewed. Motion to approve the variances was made by S. Antonio and seconded by A. Rice. The board deliberated for several minutes and the motion was put to a vote with all voting in favor of approval (5-0-0).

Application 20-02 – Tallwood Hollow LLC, c/o Jeremy Vearil, 82 Climax Road, Appeal of a decision of the zoning official concerning a cease and desist order. At the request of Mr. Vearil’s lawyer a public hearing was opened and a motion was made by S. Antonio to table the hearing until the June meeting, A. Rice seconded the motion and all voted in favor (5-0-0).

General commission business: The town zoning officer gave a brief statement to the board about reviewing regulations regarding pools and setbacks as well as front side and rear yards, especially concerning corner lots. This is due to an increase in pool requests and the need for variances. There was no other business.

Approval of Minutes: December 18, 2019 minutes, a motion was made to approve them as presented by S. Antonio and was seconded by J. Michelson. All voted in favor (5-0-0).

Adjournment: At 7:45 M. Freeman made a motion to adjourn the meeting J. Michelson Seconded all voted in favor (5-0-0).
