I. CALL TO ORDER: Chairman Antonio called the meeting to order at 5:30 P.M.

a. Discussion and Possible Action:

Zoning Compliance Referral
1. Zoning Compliance permit for exterior renovations to the Anna’s Kitchen tenant space located at 712 Hopmeadow Street (Drake Hill Mall property) Zone SC-1.
Chris Milliard from Phase Zero presented on behalf of the applicant. Mr. Milliard proposed changes to the façade to recreate the storefront. The proposal includes an aluminum front portal door system with PVC trim to match the Fitzgerald’s facade. The outdoor seating will enclosed in by a black metal guardrail. No work is being proposed in the interior of the restaurant.
Mr. Antonio inquired about the exterior paint colors being presented. Mr. Milliard clarified that the existing aluminum panel will be painted. Mr. Antonio further inquired as to the color around the windows and if will it be consistent with abutting neighbors. Mr. Milliard explained that it will be consistent with Fitzgerald’s. Ms. Rice inquired if the long term plan would be to update all the store fronts. Mr. Milliard clarified that as new tenants come in it may be the plan however he cannot speak for the property owner as to that. Ms. Rice inquired if the paint color would be same. Mr. Milliard confirmed. Mr. Antonio inquired if the doors will be the aluminum color. Mr. Milliard confirmed this
Ms. Dragulski commended Mr. Milliard on making the space more inviting and suggested the possibility of relocating a portion of the parking spaces to revamp the area in front of the stores.
Ms. Rice voiced her approval of the design. Ms. Beal was also in agreement and liked the defined area for outdoor dining.
Mr. Antonio made a motion for a positive referral for exterior renovations to the Anna’s Kitchen tenant space located at 712 Hopmeadow Street as presented. Seconded by Ms. Rice. Unanimously approved.

Zoning Commission Applications
2. Application #21-10 of Valley Recreation LLC, Owner; MACK V Development LLC, Applicant; for special exceptions pursuant to Section 4.5 for outdoor storage associated with a retail business and Section 10.2.5.(a) for a reduction 55 of the required parking spaces; for the construction a new retail building at the property located at 1603 Hopmeadow Street (Assessor’s Map H02, Block 403, 002BLot ) Zone B-2
The applicant did not have a representative present. Mr. Antonio noted changes from what was previously submitted, including changes to the building size and modified trailer storage. Mr. Antonio further noted this submission is missing a sign package and the proposed fencing detail. This item is tabled for applicant participation.

IV. Approval of Minutes from May 3, 2021 regular meeting

At 5:54 P.M., Mr. Antonio made a motion to adjourn the meeting. Motion was seconded by Ms. Beal and the motion passed unanimously.
