PLANNING COMMISSION MINUTES
AUGUST 13, 2013 - SPECIAL MEETING

 

I. CALL TO ORDER

Michael R. Paine, Chairman, called the meeting to order at 6:30 p.m. in the Main Meeting Room of the Simsbury Town Offices.  The following members were present:  Richard Cortes, William Rice, and Kevin Prell.  Also in attendance were: Hiram Peck, Director of Planning; Janis Prifti, Commission Clerk; and other interested parties.


II. SEATING OF ALTERNATES AS NECESSARY

Chairman Paine appointed Commissioner Cortes to serve for Ferg Jansen.


III. DISCUSSION & POSSIBLE ACTION


1. Request for extension for Murphy's Turn subdivision map filing - Application #13-03 of Andrew Quirk, PE, of Kratzert, Jones & Assoc. Inc., Agent for Joel and Marilyn Sevick, Owners, requesting a re-subdivision of property located at 46 Hildurcrest Drive (Map C17, Block 404, Lot 010) to allow for the creation of 5 lots. Zone R-40 - approved May 14, 2013.

Chairman Paine read Application #13-03 into the record.

The Sevicks, who are the Applicant, were represented by Meehan Development Group and presented a letter to the Commission dated July 24, 2013.  The Sevicks will stay in the existing home as long as possible and plan to sell the property next July to Mr. Meehan.  The original sale contract with Creative Land Subdividers and Ed Ferrigno was recently assigned by Creative to Meehan.  The extension request is to allow the Sevicks to stay in the home as long as possible; therefore, the request is for two additional 90-day extensions from the original approval date of May 14, 2013.  The maximum extension date would be February 13, 2014, at which time a map has to be filed or the permit expires; that does not mean the subdivision has to be completed by that date.   It is anticipated the neighbors would not object to the project taking longer to complete and the extension is beneficial to the Sevicks.  Once plans are filed, the property will be subdivided into 7 lots, and in the meantime, roads can be marked, etc. 

The Conservation Easement has been drafted and provided to the Town for comment.  

Commissioner Rice made a motion that the Planning Commission approve the request for extension for the Murphy's Turn subdivision map filing under Application #13-03 to February 13, 2013, which is two 90-day extensions, or 180-days from the original approved date of May 14, 2013. 

Commissioner Prell seconded the motion, and it was approved unanimously.


IV. ADJOURNMENT

Commissioner Prell made a motion to adjourn the meeting at 6:45 p.m.  Commissioner Cortes seconded the motion, and it was passed unanimously.
